Adorable 4 bedroom, 2 bathroom lower unit on the Boardwalk. Sleeps 8 comfortably with 2 car garage parking. Nice furnishings and upgrades throughout. You can see the owner pride in every room! Prime location is walking distance to the Newport Pier, shops, restaurants and exciting Newport nightlife. Rents weekly during the 9 month off season for $2,500 and up. Monthly rental rate is $5,500. Linens are not provided. No smoking, no pets. 10% city tax applies to all reservations less than 30 days. $1000 security deposit is required on all reservations. A cleaning fee and a booking fee will be deducted from security deposit.

    The land line is very staticy. The wi-fi has a problem: The "downstairs" password doesn't work but if you try "upstairs" password does work. Go figure. I've mentioned this before. That large sectional sofa's seat cushions are too deep for everyone especially shorter people. What it needs is a bunch of very thick cushions to eat up some of the sitting depth.     No problems. A shortage of teaspoons and saucepans. I liked it better when the owner supplied the linens in previous years. Good knives were in short supply, I'm glad I brought my own. I wish the awning could lower farther. At that time of year the sun never gets very high in the sky, so sitting on the front porch means a face full of ultraviolet rays. Liked the new Sofa set. more cushions would help.

    As long as we can afford it we'll return to 2910A W. Oceanfront. It suits our needs...just fine even though some of the furniture will need some sprucing up some day soon.

    The kitchen is well stocked, i.e. dishes, silverware, pots & pans. There is a nice amount of seating. Two of the bedrooms are small with very little extra room but we spent little time in them anyway. The furniture is dated but that is understandable in a short term rental. If you rent this property make sure to report any cleanliness issues to Balboa Newport as soon as possible. Some of the additional cleaning charges were questionable but not over the top expensive. I highly recommend checking mattress pads before and after for spots as this was one of the questionable charges. It is very nice to have a portion of the garage for car or bike storage plus a 1 car carport. It does take the management company a long time to return the deposit - approximately 30 days when I thought California required 21 days. With that said they have always been very nice, professional and helpful.
